About Us

A steady point on a
changing landscape.

Est. 1983 Founder Denis Dutrisac Base Clarence-Rockland Service EN / FR

At Arpentage Dutrisac Surveying Inc. (ADSI), our ethical responsibility and our client relationships have been at the heart of the firm for more than four decades.

ADSI's story began in 1983, when Denis Dutrisac established the firm that would become the foundation of today's practice. Since then, Eastern Ontario has changed considerably; communities have expanded, rural properties have evolved, new neighbourhoods have taken shape, and infrastructure has continued to connect the region.

Based in Clarence-Rockland, ADSI operates within a region defined by a diverse mix of urban, rural, agricultural, residential, commercial, and developing lands. Through those changes, ADSI has remained part of the landscape - adapting its practice as the communities around it have grown.

Our breadth of experience has provided us with an in-depth understanding of the surveying considerations associated with properties throughout Eastern Ontario from the interpretation of historical survey evidence and establishment of property boundaries to the requirements of land development and construction.

Today, ADSI is a fully bilingual land surveying practice providing professional services to property owners, developers, municipalities, engineers, contractors, legal professionals, and other stakeholders. More than four decades after establishment, ADSI continues to build on its professional foundation while looking ahead to the future of Land Surveying. By combining established surveying principles with evolving technology, knowledge, and expertise, the firm remains well positioned to support the changing needs of Eastern Ontario.

Services

Clear answers for
complex ground.

From a property line to a new community, accurate information gives every project a stronger start.

01 Boundary Surveys

Boundary Surveys

At ADSI, our Ontario Land Surveyors provide professional boundary surveying services to establish, re-establish, and define property boundaries based on legal survey evidence, historical records, registered plans, deeds, and field observations. We carefully review available records and evidence before conducting fieldwork to determine the best available position of a property boundary. Our boundary services can help identify the location of property lines, boundary monuments, fences, buildings, and other features in relation to the limits of a property. Where appropriate, we can also assist with boundary-related concerns such as encroachments, discrepancies between occupation and title, or questions regarding the location of existing survey monuments. Every boundary survey is completed in accordance with the Ontario Land Surveyors Act, applicable regulations, and professional standards. This ensures that the work is carried out with the level of research, analysis, and professional judgment expected of a licensed Ontario Land Surveyor.

02 Topographic Surveys

Topographic Surveys

ADSI offers professional topographic surveying services across Eastern Ontario for residential, commercial, and industrial projects. Our Ontario Land Surveyors combine advanced GNSS, total stations, terrestrial LiDAR, and drone technology to produce highly accurate mapping of terrain, elevations, contours, slopes, and visible site features.

03 Plans of Subdivision

Plans of Subdivision

Our team provides surveying services to support Plan of Subdivision and land development projects from initial planning through registration. We work with developers, planners, engineers, and municipalities to establish and define the survey components required for a successful subdivision. This includes establishing proposed lots and blocks, streets and road allowances, easements, rights-of-way, and other property interests that form part of the development. We provide accurate survey information needed to help define the proposed layout, support design and municipal approvals, and prepare the plans required for registration. Whether you are developing a new residential community, expanding an existing neighbourhood, or creating a commercial or mixed-use development, our team helps provide the surveying expertise needed at each stage of the process. By coordinating the survey requirements throughout planning, approval, and registration, we help ensure your subdivision is accurately defined and ready to move forward.

04 Reference Plans and Plans of Survey

Reference Plans and Plans of Survey

Whether you are dividing land, establishing an easement, transferring property, or preparing for development, a professionally prepared plan is an essential part of the process. ADSI provides accurate, reliable Reference Plans and Plans of Survey tailored to your project’s specific requirements.
Our experienced surveying team works closely with property owners, developers, municipalities, legal professionals, and other industry partners to ensure every plan is carefully prepared and meets the applicable requirements.

05 Surveyors Real Property Report

Surveyors Real Property Report

A Surveyor’s Real Property Report (SPRP) provides a clear picture of a property’s boundaries and the relationship between those boundaries and the visible features on the property. An SRPR is commonly requested during a real estate purchase, sale, or mortgage transaction. It can identify the location of buildings, fences, driveways, pools, sheds, and other improvements in relation to the property boundaries, while also highlighting potential encroachments, easements, rights-of-way, and other matters that may affect the property.

Our Licensed Ontario Land Surveyors conduct the necessary research and fieldwork to prepare an up-to-date SRPR that reflects the existing conditions of the property. This information can help property owners, buyers, sellers, lenders, and legal professionals better understand the property before a transaction is completed.

06 Property Line and Boundary Retracement

Property Line and Boundary Retracement

ADSI provides professional property line and boundary retracement services to help you understand and confidently establish the boundaries of your property.
